Quick Answer
Should you buy in Brandon, Riverview, or Valrico FL?
Brandon offers the best location and convenience, Riverview has the most new construction at lower price points, and Valrico delivers top-rated schools with a semi-rural feel. Your best choice depends on commute, budget, and lifestyle priorities. Search Brandon homes, Riverview homes, or Valrico homes to compare current listings.
This is the question I hear more than almost any other: “Should I buy in Brandon, Riverview, or Valrico?”
All three are east of Tampa. All three are in Hillsborough County. And from the outside, they can look almost interchangeable. But they’re not. Each one has a distinct personality, price point, and lifestyle – and picking the wrong one means either overpaying for features you don’t need or missing out on something that matters to you.
Here’s how they actually compare, from someone who’s sold homes in all three for over two decades.

Brandon: Best for Convenience and Commuters
Brandon is the most established of the three and the closest to Tampa. If your job is downtown, at MacDill Air Force Base, or in the Westshore business district, Brandon cuts your commute by 10-15 minutes compared to Riverview or Valrico.
What you get:
- Best retail and dining of the three – Brandon Exchange (140+ stores), Cheesecake Factory, Dave & Buster’s, TopGolf nearby
- Shortest commute to Tampa, MacDill AFB, and the airport
- Strong school zones in the Bloomingdale corridor (Brooker Elementary A-rated)
- Multiple gated communities from $195K to $1.2M
- No city tax (unincorporated Hillsborough County)
- Most affordable median price of the three at ~$374K
The trade-off: Smaller lots than Valrico. More traffic congestion around SR-60 and I-75. Fewer new construction options compared to Riverview. Some neighborhoods are older (1970s-1990s builds) and may need updates.
Brandon is best for: Commuters, military families near MacDill, buyers who want walkable retail/dining, first-time buyers on a budget, and anyone who values convenience over space.
Riverview: Best for New Construction
Riverview has exploded over the past decade. It’s where the builders are – and if you want a brand-new home with a master-planned community feel, Riverview has more options than Brandon or Valrico combined.
What you get:
- Most new construction inventory in Hillsborough County’s east side
- Master-planned communities with resort-style amenities (FishHawk Ranch, Waterset, Panther Trace, Alafia)
- Builder incentives – rate buydowns, closing cost credits, design center upgrades
- Modern homes built to current hurricane and energy codes
- Growing commercial development along US-301 and Big Bend Road
The trade-off: Longer commute to Tampa (25-35 minutes, more in rush hour). CDD fees are nearly universal in Riverview’s newer communities – budget $1,000-$3,400/year on top of HOA. Commercial development is still catching up to residential growth, so you may drive to Brandon for shopping and dining. Traffic on US-301 and Big Bend Road is getting heavier every year.
Riverview is best for: Buyers who want brand-new construction, families who prioritize community amenities over commute time, remote workers, and buyers relocating from out of state who want move-in ready.
Valrico: Best for Space and Privacy
Valrico is what Brandon and Riverview used to feel like 20 years ago. It’s quieter, greener, and has the largest lots of the three. If you want a half-acre or more without driving to Plant City, Valrico is your spot.
What you get:
- Larger lots – many properties on 0.25 to 1+ acres
- More privacy and a semi-rural atmosphere
- Highest safety rating of the three (A- from CrimeGrade)
- Strong schools – Bloomingdale corridor schools, plus access to top-rated options
- Mix of home styles – from modest ranch homes to sprawling custom estates
- No HOA or CDD in many older neighborhoods
The trade-off: Higher median price (~$429K). Longer commute to Tampa. Fewer dining and retail options (you’ll go to Brandon or Riverview for most shopping). Less new construction inventory. Some areas have limited sidewalks and street lighting.
Valrico is best for: Buyers who want space, privacy, and a slower pace. Families with kids who want large yards. Horse and hobby farm owners. Buyers who don’t want HOA restrictions. Anyone who’s willing to trade commute time for elbow room.

Is Valrico more expensive than Brandon?
