If you're considering a home that backs to one of the lakes, check flood zone status carefully. Most of Heather Lakes is Zone X, but lakefront parcels or low-lying areas near water features can fall in Zone AE. Pull the FEMA map before assuming the lakefront lot's flood insurance cost is the same as the homes across the street.
