Parrish FL Commute Guide: Drive Times and Routes 2026
By Barrett Henry, Broker Associate, REMAX Collective • Updated September 26, 2026
The commute from Parrish FL is one of the most important factors for buyers evaluating the area. Parrish offers very competitive home prices relative to communities closer to Tampa, but that price advantage comes with a real commute cost. This guide gives honest drive time estimates based on actual routes, not straight-line distances or idealized maps.
I have helped hundreds of buyers evaluate the Parrish commute over more than 23 years of real estate experience across the Tampa Bay area. The Fort Hamer Bridge opening in 2021 changed the commute calculus for some Parrish buyers, particularly those commuting to the east side of Hillsborough County. But for downtown Tampa commuters, US-301 and I-275 remain the primary route and the bottleneck.

Primary Routes from Parrish
US-301: The Primary Artery
US-301 runs north-south through the western edge of the Parrish area and is the primary commute artery for most Parrish residents. Northbound US-301 connects to I-275 at the Manatee County/Hillsborough County line (near Gibsonton/Riverview), which then provides access to downtown Tampa, St. Pete, and the airport. Southbound US-301 leads to Ellenton, Palmetto, and Bradenton. US-301 is a two-lane highway through much of Parrish, with sections widened to four lanes. It has at-grade intersections and traffic signals, which creates congestion during peak hours. According to FDOT traffic counts, US-301 through northern Manatee County carries significant daily volumes that increase during peak hours.
Fort Hamer Bridge and Fort Hamer Road
The Fort Hamer Bridge opened in 2021 and provides a direct connection from Fort Hamer Road in Parrish across the Manatee River to Hillsborough County (Wimauma/Balm area). From Hillsborough County, commuters connect to I-75, SR-60, or US-301 in Hillsborough. For commuters to the east side of Hillsborough County (Brandon, Riverview, Valrico) or to destinations accessed via I-75 northbound, the Fort Hamer Bridge can reduce drive time compared to using US-301 exclusively. For downtown Tampa commuters, the benefit is less pronounced because you still need to reach I-275. The bridge is toll-free as of 2025.
I-75 Access
Parrish is served by I-75 at two primary interchanges: Exit 224 (Moccasin Wallow Road, north Parrish) and Exit 228 (US-301, Ellenton-Parrish area). I-75 provides northbound access toward Tampa (connecting to I-4 and Selmon Expressway for downtown access) and southbound access toward Sarasota and points south. Most Parrish commuters to Tampa use US-301 to I-275 rather than I-75, because I-275 provides more direct access to the Tampa peninsula and downtown.
Rush Hour Reality
Northbound AM Rush
The most difficult commute from Parrish is the AM northbound push toward Tampa. US-301 north to I-275 experiences heavy congestion from approximately 7:00 AM to 9:00 AM on weekdays. The merge onto I-275 northbound near Gibsonton and the approach to the Howard Frankland and Gandy bridges into Tampa create significant backups. From Parrish, a 45-minute off-peak drive can easily extend to 80 to 90 minutes during peak AM rush.
Southbound PM Rush
The PM return commute from Tampa to Parrish (southbound I-275 to US-301 south) experiences heavy traffic from approximately 4:30 PM to 6:30 PM. The southbound I-275 to US-301 connector in the Gibsonton/Riverview area is a consistent bottleneck. Factor in 65 to 85 minutes for the PM commute during peak hours.
Remote Work as a Parrish Strategy
Many Parrish buyers are partially or fully remote workers. For fully remote workers, the commute question is irrelevant to daily life, and Parrish offers compelling value. For hybrid workers (2 to 3 days per week in Tampa), the commute is manageable for most people. For 5-day-a-week Tampa commuters, the time and cost should be carefully evaluated. Some buyers do the math on housing cost savings vs. commute time and conclude Parrish is still worth it; others decide the commute is not sustainable. There is no universally right answer.
Public Transit from Parrish
There is no practical public transit option from Parrish to Tampa or other major employment centers. Manatee County Area Transit (MCAT; mymanatee.org) provides bus service within Manatee County, but MCAT is not designed for regional commuting to Hillsborough County. There is no commuter rail service between Parrish and Tampa as of 2025. For most Parrish residents, a personal vehicle is a necessity, not a convenience.
Airports Accessible from Parrish

Did the Fort Hamer Bridge significantly improve the Parrish to Tampa commute?
The Fort Hamer Bridge (opened 2021) meaningfully improved access to the east side of Hillsborough County (Brandon, Riverview, Valrico, eastern suburbs). For downtown Tampa commuters who primarily use I-275, the impact is more modest because US-301 to I-275 remains the most direct route. For commuters to employers along I-75 north of Tampa (USF area, Wesley Chapel, etc.), the bridge is more valuable.
Is there a toll to use the Fort Hamer Bridge?
As of 2025, the Fort Hamer Bridge is toll-free. This is a significant benefit compared to the toll-heavy Suncoast Parkway routes used by northern Pinellas and Pasco commuters. FDOT may add tolls in the future as part of the broader toll network development, but no tolls are currently in place.
How long does it take to get from Parrish to Sarasota?
From most of Parrish, Sarasota is approximately 40 to 55 minutes off-peak via US-301 south or I-75 south. During rush hour (particularly the AM southbound and PM northbound rush on I-75), times can extend to 55 to 70 minutes. SRQ Airport is at the north end of Sarasota and is approximately the same drive time as downtown Sarasota.
Is Parrish FL a good location for commuters who work in Tampa?
Parrish is workable for Tampa commuters who are willing to accept 45 to 65 minute off-peak drives and potentially 80 to 90 minute peak-hour drives. The housing cost savings compared to closer-in Tampa suburbs can be $800 to $1,500 per month or more, which some commuters find sufficient justification. It is not an ideal commuting location for full-time 5-day-per-week Tampa office workers. Remote or hybrid work significantly improves the case for Parrish.
