Waterfront and beach-adjacent properties held firm while inland condos softened. Pasco County: $350,000 median. Wesley Chapel new construction drove volume. Manatee County: $430,000. Parrish and Bradenton remained hot for new construction. Sarasota County: $460,000. Luxury segment above $1M stayed competitive. Polk County: $315,000. How Much Inventory Was Available?
Active listings across the six-county region reached approximately 3 months of supply — up from 2 months a year earlier but still below the 4-6 month balanced market threshold. The biggest inventory gains came in new construction, particularly in Pasco and Manatee counties. Resale inventory remained tight in established neighborhoods with A-rated schools.
Were Sellers Still Getting Full Price?
Sale-to-list price ratios averaged 97-98% across the region, meaning sellers were accepting slight discounts from list price. This was a significant shift from the 100-103% ratios of 2021-2022. Seller concessions toward closing costs and rate buydowns became standard — roughly 40% of transactions included some form of seller contribution. Well-priced homes in premium school zones still sold at or above list.
What Should Buyers and Sellers Expect Going Forward?
The market was transitioning from a seller's market to balanced conditions. Buyers who waited for the frenzied market to cool could now negotiate inspection repairs, request closing cost assistance, and take time to make informed decisions. Sellers needed to price accurately from day one — overpriced listings sat 60-90 days and often required price reductions that ultimately netted less than pricing correctly upfront.
