Median prices held steady across most counties while inventory slowly expanded. Interest rates hovering around 7% kept many buyers on the sidelines, but the region's population growth continued to support demand.
What Were the Median Home Prices in Q3 2023?
Hillsborough County: Median sale price $385,000, up 2% year-over-year. Valrico and Riverview remained the highest-demand corridors. Pinellas County: $370,000 median, flat from Q2. Beach communities held firm while inland areas softened slightly. Pasco County: $340,000 median. Wesley Chapel continued to outperform at $420K+. Manatee County: $425,000 median, driven by Bradenton and Parrish new construction. Sarasota County: $450,000 median. Luxury market held strong. Polk County: $310,000 median. Lakeland remained the value play for Tampa commuters.
How Long Were Homes Sitting on the Market?
Average days on market stretched to 35-45 days across the region, up from the 7-14 day frenzy of 2021-2022. Overpriced listings sat longer — 60+ days was common for homes priced more than 5% above comps. Well-priced homes in desirable school zones still moved in under 21 days.
What Was Inventory Like?
Active listings increased about 20% year-over-year but remained below historical norms. We had roughly 2.5 months of supply — technically still a seller's market (balanced is 4-6 months). New construction inventory helped fill gaps, particularly in Pasco and Manatee counties where builders like Lennar, D.R. Horton, and Taylor Morrison added hundreds of new homes.
What Did This Mean for Buyers and Sellers?
Buyers had more negotiating room than at any point since 2019. Seller concessions — covering closing costs, rate buydowns, and repair credits — became common again. Sellers who priced correctly still got strong offers, but the days of listing high and expecting a bidding war were over in most price ranges. The exception: homes under $350K in A-rated school zones still saw multiple offers.
