Q3 2025 brought improving conditions for Tampa Bay real estate. Mortgage rates dipped toward 6%, inventory balanced at 4 months of supply, and median prices continued modest appreciation of 2-3% year-over-year. The market rewarded realistic pricing and punished overpricing more than any quarter in recent memory.
What Were Median Home Prices in Q3 2025?
Hillsborough County: $410,000, up 2.5% from Q3 2024. Valrico and Riverview led volume. Pinellas County: $400,000, up 3.9%. Inventory constraints kept prices firm. Pasco County: $372,000, up 3.9%. Wesley Chapel crossed $450K median. Manatee County: $445,000, up 2.3%. Parrish and Lakewood Ranch absorbed new builds. Sarasota County: $475,000, up 2.1%. Single-family strong, condo market stabilized. Polk County: $332,000, up 3.8%. Fastest-growing county by percentage appreciation.
How Were Buyers Faring?
Rates near 6% improved purchasing power by approximately $40K compared to the 7% peak in late 2023. A buyer who could afford $380K at 7% could now qualify for $420K. Combined with 4 months of inventory, buyers had meaningful selection and negotiation leverage. Seller concessions remained common — roughly 45% of transactions included some form of credit or closing cost contribution.
What About New Construction?
Builders remained aggressive with incentives. Lennar, D.R. Horton, and Taylor Morrison offered rate buydowns, closing cost credits, and free upgrades to move spec inventory. Quick-move-in homes (completed specs) offered the best negotiating opportunities. Buyers who were flexible on floor plan and lot selection could save $20K-$50K through builder incentives versus base pricing.
What Is the Insurance Situation?
Property insurance continued to be the wildcard in Tampa Bay affordability. Premiums increased 10-20% on average from the prior year, though the pace of increases slowed compared to 2023-2024. Homes in flood zones, older roofs, and properties without wind mitigation features faced the steepest increases. Buyers should budget $3,000-$8,000/year for homeowner's insurance in Tampa Bay — a material cost that significantly affects monthly payment calculations.
