Hillsborough County: $395,000, up 2.6% year-over-year. Brandon and Riverview led in volume. Pinellas County: $385,000. Beach communities remained resilient. Pasco County: $358,000. Wesley Chapel continued commanding premiums at $430K+. Manatee County: $435,000. Bradenton new construction absorbed well. Sarasota County: $465,000. Condo market softened while single-family held firm. Polk County: $320,000. Lakeland attracted remote workers and Tampa commuters seeking affordability.
How Much Did Inventory Grow?
Active listings increased roughly 30% year-over-year across the region. We approached 3.5 months of supply — the closest to balanced market conditions since 2019. New listings were up 15%, and expired/withdrawn listings also increased, indicating sellers who overpriced were pulling back. The inventory growth was most pronounced in the $400K-$600K range.
Were Rates Actually Helping Buyers?
Rates dropping from 7.2% toward 6.5% improved purchasing power by about $30K on a $400K price point. More importantly, the psychological effect brought sidelined buyers back into the market. Pre-approval applications increased 20%+ from Q2. However, many buyers waited for further rate drops, creating a "wait and see" dynamic that kept sales volume below historical averages.
What Were the Negotiation Dynamics?
Buyers could negotiate. Seller concessions appeared in roughly 50% of transactions — up from 30% a year earlier. Common concessions included 2-1 rate buydowns ($5K-$10K), closing cost credits ($5K-$15K), and home warranty inclusion. Inspection repairs were negotiable again. The exception remained homes under $350K in A-rated school zones, where competition stayed firm.
