Eaglewood Estates is one of those Valrico neighborhoods that has two personalities, and both are worth knowing about. The community dates back to 1998 and has about 49 homes total, split between two distinct sections.
The original un-gated section features larger estate-style homes on half-acre to one-acre+ lots. Some of these are wooden construction with garage workshops — built for homeowners who actually use their property, not just live on it. A few parcels push past five acres, which is rare this close to central Valrico.
The gated section is newer, built by David Weekley Homes with a more conventional Florida Transitional style. These are pool homes on quarter-acre lots with the upscale finishes Weekley is known for — impressive owners suites with 16x16 bedrooms and 15x11 sitting areas, open floor plans, and modern construction standards.
What About the HOA?
Eaglewood Estates has an HOA but no CDD fee. The gated section has more structured oversight given the David Weekley community standards, while the original section operates with lighter-touch deed restrictions. This two-section model gives buyers a choice: HOA-managed pool home behind a gate, or estate-style living on acreage with more freedom.
How Close Is Everything?
To visit Eaglewood Estates, you take SR 60 east to Mulrennan Road, then head south to either Silver Lane or Imperial Eagle Drive. That puts you right in the sweet spot of central Valrico:
- Publix at Valrico Commons: 1.5 miles on SR 60
- Wawa: 1 mile on SR 60
- Valrico Elementary: 1 mile
- Mulrennan Middle School: 1.5 miles
- Durant High School: 2 miles on Durant Road
- Sprouts Farmers Market: 3.5 miles on Lithia Pinecrest
- I-75: 6 miles west (12 minutes)
- Downtown Tampa: 22 miles (30-35 minutes via Crosstown)
Which Schools Serve Eaglewood Estates?
Eaglewood Estates is zoned for Valrico Elementary, Mulrennan Middle School, and Durant High School. Valrico Elementary earned a U.S. News Best Elementary Schools badge and consistently performs well. The combination of strong elementary zoning and reasonable home prices makes Eaglewood appealing to families.
What Is the Flood Risk?
Most of Eaglewood Estates sits in FEMA Flood Zone X (minimal risk). With the larger lots in the un-gated section, check individual parcels — especially acreage properties that may have low spots or drainage features on a portion of the lot.
How Does Eaglewood Estates Compare?
- Diamond Hill (1 mile): Similar large lots and no-HOA feel in the original section. Older homes but comparable acreage and freedom.
- Durant Woods (1.5 miles): Similar spacious lots along Durant Road, optional HOA, wider age range of homes.
- Abbey Grove (1 mile): Much smaller lots and homes, but ultra-low $40/mo HOA. Better entry price for first-time buyers.
- Arista (2 miles): Newer gated community by Taylor Morrison. More contemporary but smaller lots and higher HOA/CDD costs.
What Should Buyers Know?
- Two very different products: A Weekley pool home behind the gate and an estate home on acreage in the original section are completely different buying decisions. Know which section you are looking at.
- Construction varies: The original section includes some wooden-frame homes (uncommon in Florida). Understand the insurance implications — block construction is cheaper to insure than frame in this market.
- Only 49 homes: Inventory is rare. Set up alerts and be ready to act when something lists.
